Why Windows Fog Between the Panes

A double-pane insulated glass unit (IGU) consists of two glass panes sealed together around the perimeter with a spacer. The space between the panes is filled with argon gas (in quality windows) and the spacer contains desiccant material that absorbs any residual moisture. When the IGU is new, the sealed cavity is dry and clear. Over time — typically fifteen to twenty-five years — the perimeter seal degrades from thermal cycling: the unit expands and contracts with daily and seasonal temperature changes, slowly fatiguing the seal material.

When the seal fails, humid outside air infiltrates the cavity. The desiccant becomes saturated. Moisture condenses on the interior glass surfaces on cold mornings or cold days and cannot evaporate because the cavity is sealed. The condensation deposits minerals on the glass surface with each drying cycle, eventually producing a permanent haze or cloudiness that is not removable by cleaning.

This process is permanent and progressive. A window showing early-stage fogging (visible only on cold mornings) is in the process of failing. A window with permanent cloudiness or milky haze has fully failed. Neither condition resolves itself.
